The Lender’s HOA™ product offers you flexible financial freedom and liquidity, among other substantial benefits:

 
  • Loan has a term of 30 years and is a first-lien line of credit with line of credit being level for for first 10 years, then decreasing by 1/240 per month for remaining 20 years.

  • No negative amortization.

    Interest-only (first 10 years) variable rate loan allows

    maximum flexibility

    and

    control over both the monthly interest charge and the equity



  • Available to U.S. citizens or Permanent Resident Aliens on single family, primary residence and second home properties 

  • For purchase, rate/term refinance, and cash-out refinance transactions with full documentation or stated income

  • Depending on property type, up to 75% loan-to-value (LTV) allowed with a minimum credit score of 700 based on middle score from the 3 major credit bureaus

  • No borrower-paid mortgage insurance, no pre-paid interest, and no escrows for property taxes and insurance, as required by traditional mortgages

  • Credit line (loan) maximum $417,000 with a few exceptions depending on geographic location.  Minimum credit line amount is $100,000

  • Title to financed property may be held in name of an actual person or Inter Vivos Revocable Trust

  • Life interest rate cap is 5% over the start rate.
